Voir at Balmoral is a boutique, high-end apartment complex in Brisbane's inner east, and one of several projects Chill Merchants has undertaken for this developer. Comprising six premium apartments, the development demanded mechanical services solutions that met the exacting standards expected in high-specification multi-residential construction. Chill Merchants was engaged to deliver the full scope of mechanical services for the development, from heat recovery air conditioning through to car park extraction and fire safety systems.

The Challenge
High-specification multi-residential construction places demanding requirements on mechanical services in terms of both technical performance and visual integration. At Voir, Balmoral, Chill Merchants was engaged to deliver a complete mechanical services scope across six premium apartments and shared building infrastructure, while maintaining the architectural intent of the development throughout. Key challenges included:
- Selecting and installing heat recovery VRF (also known as VRV) systems suited to six individual high-specification apartments, each requiring precise climate control and energy-efficient performance.
- Engineering toilet, laundry and kitchen extraction systems that met compliance requirements without compromising the quality of internal finishes.
- Concealing all air conditioning vents behind internal architectural features, requiring close coordination with the builder and trades to ensure mechanical and architectural outcomes were fully aligned.
- Installing car park extraction with CO sensors to AS 1668.2, ensuring compliant air quality management in the enclosed parking environment.
- Delivering fire pump room exhaust as part of a coordinated mechanical scope across a live construction programme.
Our Approach
Chill Merchants delivered the full mechanical services scope at Voir, Balmoral, coordinating across multiple disciplines to ensure each system was installed to specification and in keeping with the architectural character of the development.
Heat Recovery VRF/VRV Systems: Chill Merchants supplied and installed heat recovery VRF/VRV systems across all six apartments, providing individual climate control and energy-efficient operation suited to high-specification apartment use.
Apartment Extraction: Purpose-designed extraction systems were installed for toilet, laundry and kitchen areas in each apartment, delivering compliant ventilation throughout the building.
Concealed Air Conditioning Vents: All air conditioning vents within the apartments were concealed behind internal architectural features, preserving the design intent of the development. This required precise coordination with the builder and other trades to integrate mechanical penetrations with finished architectural elements.
Car Park Extraction and CO Monitoring: A car park extraction system with CO sensors was designed and installed to AS 1668.2, ensuring safe air quality management in the enclosed parking environment.
Fire Pump Room Exhaust: Exhaust works for the fire pump room were completed as part of the broader mechanical services scope, delivered in coordination with fire services and the builder's programme.
The Outcome
Voir, Balmoral was completed with every mechanical system performing to the standard the development demanded. The heat recovery VRF systems provide each apartment with efficient, individually controlled climate management, and with all vents fully concealed behind architectural features, the mechanical installation is invisible within the finished interiors.
The car park and fire pump room systems meet all compliance requirements, and extraction throughout the building operates reliably across all tenancies. The result is a boutique development where the mechanical services are as considered as the architecture itself.
